Home to Kelowna, West Kelowna and Lake Country, the region blends urban convenience with lakes, beaches and vineyards. Residents have access to shopping, dining, health care and UBC Okanagan, plus YLW for regional flights. Trails, golf and water access shape daily life.
Central Okanagan
Central Okanagan Communities
Beaverdell or Carmi
These two small communities sit along Highway 33 between Kelowna and Rock Creek, with easy road access and forested backcountry all around. Summer brings camping, hiking and rail trail riding on quiet days that stretch long. You will want a vehicle for errands, given the distance between services.
Big White
A true mountain village southeast of Kelowna, Big White runs on year round recreation with skiing, biking and lively après. There are restaurants, shops and services on the hill, enough for extended stays. You will still drive for city errands, with Kelowna about forty five minutes away.
Black Mountain
East of Kelowna on Highway 33, this family focussed neighbourhood blends modern suburbs with valley and hillside walks. Schools, parks and trailheads sit close by, and Big White is an approachable drive for winter and summer activity. Daily life is mostly by car, with limited transit options.
Christian Valley or Westbridge
Westbridge sits on Highway 33 and Christian Valley follows the Kettle River into quiet country. Rail trail riding, river dips and forest exploring set an easy pace. Everything is spread out here, so we plan trips for groceries and appointments and enjoy the calm between journeys.
Crawford Estates
Tucked between Upper Mission, Lower Mission and South East Kelowna, Crawford feels leafy and residential yet close to town. Woodhaven Regional Park and local trailheads make after work walks simple. Most errands are quickest by car, though schools and shops are never far.
Dilworth Mountain
A few minutes from downtown, Dilworth places homes on the hillside with parks and viewpoints close at hand. Mill Creek Linear Park and nearby trail links make quick green escapes part of the routine. It is mainly residential, so most errands are simplest by car.
Ellison
East of Highway 97 near UBC Okanagan, Ellison mixes acreages, quiet streets and handy access to the airport. Orchards, farms and local trails sit alongside dog parks and community spaces. Being a little outside the core, we usually drive for shopping, dining and appointments.
Fintry
North of West Kelowna in Fintry Provincial Park, this community leans into beaches, boating and protected nature. Campgrounds, waterfalls and lakeshore paths keep weekends outdoors. Privacy is part of the appeal, and a vehicle is recommended for supplies and trips to town centres.
Glenmore
Backing Knox Mountain, Glenmore balances established streets with cafés, groceries and everyday services. Trails and parks weave through the neighbourhood, so fresh air is always close. You can handle many errands locally, with a short drive for downtown or the waterfront.
Glenrosa
Above Westbank, Glenrosa gives families schools, parks and local shops with city amenities minutes away. Weekend plans often mean ball fields, bike rides and a quick run down the hill. Because of the area’s size and elevation, most errands are easiest by car.
Joe Rich
Past Black Mountain along Highway 33, Joe Rich spreads into forested privacy and small acreages. Camping spots and adventure parks make outdoor days easy to plan. Life is car based here, with Kelowna the hub for larger shops, services and entertainment.
Kelowna North
Downtown meets lakeshore here, with galleries, restaurants and the waterfront promenade. Winter brings skating at Stuart Park and events at the arena, while Knox Mountain trails rise behind. Walkability and transit are strong, so daily life can be happily car light.
Kelowna South
South of Highway 97, this lively area links Pandosy Village, KLO and the hospital precinct. Shops, cafés, Okanagan College and beaches create a busy, walkable routine. Housing ranges widely, and many errands can be done on foot or by bike.
Kettle Valley
In Upper Mission, Kettle Valley is a close knit pocket with parks, playgrounds and community paths. The trestles and Kettle Valley rail trail add cycling and snowshoe days. It is mostly residential and peaceful, so we usually drive for bigger shops and services.
Lake Country East or Oyama
This larger area wraps Ellison Lake, Wood Lake and parts of Kalamalka Lake, including Oyama. Water sports, fishing and quiet beaches set an easy rhythm. Places are spread out, so we plan errands and enjoy the space and scenery in between.
Lake Country North West
Following Okanagan Lake and Carrs Landing Road, this area serves up water views and winery stops. Homes lean toward mid to high price points with relaxed, scenic living. Split between Vernon and Kelowna, we typically drive for errands while enjoying lakeside time.
Lake Country South West
Between Okanagan Lake and Wood Lake with Highway 97 through the middle, this is classic Okanagan. Wineries, orchards and rail trail riding shape weekends, with schools serving local families. Most errands are by car, though distances are short and routes are straightforward.
Lakeview Heights
South of Highway 97 in West Kelowna, Lakeview Heights is known for hillside homes and the Westside Wine Trail. Shops, schools and cinemas sit a short drive away. You are close to the bridge for downtown Kelowna, yet daily life feels comfortably local.
Lower Mission
A favourite for beaches, schools and sport facilities, Lower Mission blends lakeside living with handy shopping. The Greenway, H2O Centre and popular parks make active days simple. It is a larger area with pockets, so we often drive between stops even when everything feels close.
McKinley Landing
North of Kelowna near UBC Okanagan, McKinley Landing offers waterfront homes and quiet coves. Beach access points and small parks make summer days effortless. It feels tucked away, so nearly all errands require a car, with city services a straightforward drive.
North Glenmore
Stretching toward Lake Country, North Glenmore links established streets with shops, cafés and elementary schools. Trails and linear parks run through, adding easy daily walks. Given its size and residential feel, we usually drive for major shopping while keeping many errands close to home.
Peachland
Between West Kelowna and Summerland, Peachland lines the lake with boardwalk cafés and sunny patios. Outdoor time ranges from paddling to hillside hikes, with wineries nearby. Town is spread along the shoreline, so a vehicle helps keep errands efficient.
Rutland
North and South of Hwy. 33, Rutland mixes family homes with busy parks, arenas and shopping. Schools and community centres make activities easy to schedule. Walking and cycling work for many errands, with transit links and quick drives covering the rest.
Shannon Lake
Near West Kelowna, Shannon Lake centres on family life with schools, parks and the namesake lake. Walking paths and nearby trails keep weekends active. It sits outside the core, so most errands are by car with short trips to Westbank and over the bridge.
Smith Creek
On West Kelowna’s edge, Smith Creek borders popular mountain bike trails and quiet hillside streets. Westbank’s shops, schools and services are close enough for easy routines. Because it sits on the outskirts, we typically use a vehicle for errands and appointments.
South East Kelowna
Orchards, vineyards and golf courses frame this green, semi rural pocket just beyond Mission Creek. Trailheads and the Myra Canyon trestles add big weekend adventures. Homes feel private and peaceful, so most city errands are still easiest by car.
Springfield / Spall
Centred on Springfield Road and Spall Road, this is a practical hub for shopping, services and everyday dining. Orchard Park and surrounding plazas anchor quick errands. It is more commercial than residential, so we often live nearby and drive in for what we need.
University District
Around UBC Okanagan, this district blends student housing with established neighbourhood pockets and golf courses. Cafés, study spots and transit routes keep days moving smoothly. We still drive for larger shops, but campus life concentrates many essentials nearby.
Upper Mission
Hillside neighbourhoods climb above the lake with vineyards, viewpoints and quiet cul de sacs. Wineries and parks are close, while schools are centred around Chute Lake Elementary. Errands are a mix of short drives and scenic detours, which is part of the appeal.
West Kelowna Estates
Just across the bridge, this hillside area looks back to Kelowna’s skyline and lake. Trails, viewpoints and nearby shopping centres keep days easy to plan. Homes are mainly residential, so we usually drive for errands and enjoy quiet streets when we return.
Westbank Centre
Between Kelowna and Peachland, Westbank Centre brings big box shopping, local businesses and community amenities together. Beaches, trails and wineries sit close around the edges. With so much on hand, many errands are walkable or bikeable, and transit fills in the gaps.
Wilden
North of Glenmore, Wilden links homes to protected open space and pathways toward the hills. Knox Mountain and nearby parks add more trail options. It is a short drive into the city, so most errands are done by car with nature minutes away.
