Local Residential Real Estate Market Sees Typical Activity Heading Into Summer

The Association region recorded 1,547 residential sales in June, up from 1,456 in May and up 3.8% compared to the same time last year.

New residential listings saw a 9.5% decrease compared to June 2025 with 2,963 new listings recorded last month, and down from the previous month’s 3,102 new listings. The total number of active listings saw a 7.0% decrease in inventory compared to the same time last year with 9,803 recorded across the Association region yet up compared to May’s 9,486 total inventory.

“After a very slow start to the year, we’ve seen market activity steadily return to more typical levels over the past few months, which is an encouraging sign as we move into the busy summer season,” says Association of Interior REALTORS® President Ryan Mayne, adding that “although new listings have eased between June and July, the decline is consistent with typical seasonal trends.”

In the Okanagan and Shuswap/Revelstoke regions, the benchmark price for single-family homes saw decreases of 1.6% and 2.3% last month in year-over-year comparisons in the Central and South Okanagan regions, coming in at $1,053,700 and $760,100 respectively. The townhome housing category saw percentage increases in all sub-regions with the exception of the Central Okanagan that saw a percentage decrease of 0.9% compared to the same month the previous year, coming in at $707,500. The benchmark price in the condominium housing category saw decreases in all sub-regions compared to June 2025, with the highest percentage decrease of 3.4% seen in the Central Okanagan, coming in at $495,100.
