NORTH ZONE NOTICE: Call for Nominations – Replacement Director for President
The North Zone Executive is tasked with finding a one-year term replacement Director to represent the Zone on the OMREB Board while Darcy Griffiths serves as 2014-2015 President, and is calling for nominations from interested North Zone Members.
Excerpt from the OMREB Bylaws:
1) Replacement Director for President
The Zone from which the President has been elected shall, prior to the March meeting of the Directors, appoint an Active Member as an additional Director from that Zone. Such appointment shall take place at a duly called meeting of the Zone Executive, or at a special Zone Executive Meeting called expressly for that purpose. If the said Zone fails to appoint an additional Director, the Board of Directors shall appoint a Member of that Zone to serve as the additional Director. The President and Vice-President shall hold office until the next Annual Meeting subject to the provisions of these By-Laws.

NORTH ZONE NOTICE: Sandra Bradley Receives 2013 North Okanagan REALTORS® Care Award!
Recognized for giving back to her community, Sandra Bradley of RE/MAX Vernon is the 2013
recipient of the REALTORS® Care Award for the North Okanagan Zone of the Okanagan Mainline
Real Estate Board (OMREB).
Sandra is recognized for tirelessly donating her time and energy to ensure that less
fortunate children in Vernon are able to share in the spirit of giving at Christmas. Since
2006, her Children’s Christmas Workshop program has collected donations of gently used i
tems to be re-gifted for Moms and Dads with the help of generous co-sponsors and supporters.
Children are able to “shop” for gifts priced from 5 cents to $1 while their parents enjoy a
cup of coffee and cookies. The items are wrapped and tagged before leaving the “store” so
these kids can proudly place a gift for their Mom and Dad under the tree.
It’s all about the kids and seeing the pride and joy on their faces during and after the
shopping spree -- children who would otherwise never have a chance to buy a gift for their
parents or significant adults in their lives. The proceeds of the sale of these items are
donated to the children of the People Place Society.

NORTH ZONE NOTICE: Call for Nominations for 2013 North Zone REALTORS Care® Award!
This is the sixth year theOkanagan Mainline Real Estate Board’s (OMREB) North Zone will recognize the exemplary efforts of its member REALTORS® by awarding annual REALTORS Care® awards with presentations at the Zone holiday luncheon on December 6th.
“To show our pride in the community contributions of the REALTORS® of the North Zone of the Okanagan Mainline Real Estate Board we, the Zone Executive, are pleased to launch the 2013 Annual REALTORS Care® Awards,” says Vernon REALTOR® Shelinda Morin of OMREB’s North Zone Executive Committee.
OMREB members can nominate a deserving REALTOR® or Real Estate Office for this award. Nominations will also be accepted from the general public.

NORTH ZONE NOTICE: 2014/16 OMREB Director Announcement
This notification is to inform OMREB Members that there will be no new Directors elected from the North Zone for 2014/16 as all seats are currently filled.

1) Darcy Griffiths (Associate Broker) – On October 17th, the Board of Directors voted to extend D. Griffith’s term to March 2015 as per Bylaw 25.3
“The Board of Directors shall notify the Nominating Chairs of the numbers of Director positions to be elected according to Section 25 (2), and shall have the authority to approve a one year extension to the term of the current Vice-President of the Board of Directors only in the circumstance where a Vice President is serving the 2nd year of their 2 year term, and would be required to seek re-election in order to be eligible for President. Such
approval would require a two-thirds majority vote of the Board of Directors.”
2) Don Gilowski – term expires March 2015
3) Maggie Garvey – term expires March 2015
4) Rob Shaw – currently serves as Past- President until March 2014.

It is with great sadness that we announce the passing of past member and long-time Vernon REALTOR® Sharon Desnoyer on February 11th.
REMEMBERING...

December 31, 1944 to February 11, 2013
Sharon joined OMREB in 1989 when she became licensed and began her real estate career with Block Bros. Realty in Vernon. She joined her husband and fellow REALTOR® Henry Desnoyer at Tradeland Realty in 1994, and became Managing Broker in 1996. In early 2010, Sharon moved to the new VantageOne office in Vernon where she was Managing Broker until her retirement in 2011.
During her term on the OMREB Board of Directors for 1997/98, Sharon served as Director of Provincial Affairs.
Over the years, Sharon touched many lives and will be greatly missed by her real estate
colleagues and friends. Heartfelt wishes are extended to Sharon’s family.
Obituary will follow when it is available. At Sharon’s request, there will be no funeral service.

It is with great sadness that we announce the passing of longtime OMREB Member and colleague Robert Wallis (60) of Century 21 Executives Realty (Enderby) Realty on Friday, January 18th.

Robert became licensed as a REALTOR® when he moved to B.C. from Saskatchewan in 1996. A member of OMREB for the past 17 years, he worked with NRS Sun Valley Realty prior to joining Century 21 in 2004.
Over the years, Robert touched many lives, and will be greatly missed by his real estate colleagues and friends. Heartfelt wishes are extended to his wife and fellow REALTOR® Marilyn and family, and close associates at this most difficult time.
A celebration of life will be held at 11:00 am on Thursday, January 24th at the Enderby Evangelical Chapel (708 Mill Avenue).

NORTH ZONE NOTICE: 2012 North Okanagan REALTORS® Care Award Recipient Announced!
Recognized for giving back to her community, Maureen Ruscheinsky of the Sutton Group Lakefront Realty in Vernon is the 2012 recipient of the REALTORS® Care Award for the North Okanagan Zone of the Okanagan Mainline Real Estate Board (OMREB).
The presentation to Maureen was made at the North Zone’s annual holiday luncheon today (November 30, 2012), and Board-wide recognition will occur at OMREB’s Annual General Meeting in March, 2013.
Maureen (Mo) is recognized for tirelessly donating her time and energy to many organizations, and is known for being the backbone behind the scenes for countless events. For many years, she has been an active member and major supporter of the Powerhouse Theatre – serving as Director at Large, Head Properties manager for the production team, and stage actor for various productions.
Mo has participated in the RE/MAX Childrens’ Miracle Network bike-a-thon for three years, putting in numerous hours of training to complete the rigorous, multiple-day ride. Sutton Spirit fundraising activities hosted by her office to support various community organizations have also benefitted from her generous volunteer efforts.
Also recognized for making significant contributions to their North Okanagan communities are nominees Shane McMorran and Joe Pearson, both of RE/MAX Vernon.
This is the fifth year that the Zone has presented REALTORS® Care Awards. Congratulations to all 2012 nominees for truly making a difference in their communities!

BOARD NOTICE: Desert Cove/Parker Cove Form Removed from WEBForms™
North Zone Members are advised that the new Contract of Purchase and Sale of Leasehold Interest in Indian Reserve Lands - Desert Cove/Parker Cove posted to WEBForms™ earlier this month, and on hold for further update, will now not be made available on WEBForms™ upon the advice of BCREA's Standard Forms lawyer, Brian Taylor who has concerns for potential liability exposure for the OMREB and its Members who use the form.
While there are particular nuances to the sale of these leasehold lands on Desert Cove and Parker Cove that local lawyers are aware of, the form allows money to be transferred to the seller of the lease before the lease is registered to the buyer. This is a liability exposure if for some reason the lease does not register.
BCREA’s lawyer recommends the use of the standard Contract of Purchase and Sale of a Leasehold Interest in Indian Reserve Lands provided by BCREA on WEBForms™ and recently updated to reflect designated agency. Should Members decide to use a form that does not protect the buyer from the above scenario, they need to fully explain the risk to the buyer.
WFN NOTE: The existing Contract of Purchase and Sale of a Leasehold Interest - West Bank First Nations Land is not affected by this, and remains available on WEBForms™ . A revised version was recently posted to reflect designated agency and a new update to include the missing "Personal Information" clause is forthcoming.

NORTH ZONE NOTICE: In Memory of Harry Johnson...
It is with great sadness that we announce the passing of former OMREB member Harry Johnson (70) of Vernon.
IN MEMORIAM
James Harry (Harry J.) Johnson
October 17, 1941 to March 6, 2012
Harry became licensed as a REALTOR® in 1993 and worked for Multiple Realty in Vancouver until 2000 when he joined the Century 21 Executives Realty office in Vernon. He was a member of OMREB for 11 years and licensed as a Managing Broker when he retired due to illness in June in 2011.
Harry will be sadly missed by his many real estate colleagues and friends, and the countless people whose lives he touched. Heartfelt wishes go out to his wife Sandy, children and family.
A Celebration of Life will be held at the Johnson family home in Vernon on Friday, March 23rd.

NORTH ZONE: Don Kassa Named 2011 REALTORS® Care Award Recipient for the North Okanagan!
Recognized for giving back to his community for 20 years, Don Kassa of RE/MAX Vernon is the recipient of the 2011 REALTORS® Care Award for the North Okanagan.
Don is recognized for tirelessly donating his time and money to many causes. For more than 20 years, he has been a volunteer first responder for the Silver Star Volunteer Fire Department, and has also worked with the Vernon Ski Racing Club setting up and taking down courses for races at Silver Star, and always making himself available to do whatever needs to be done.
Don has sponsored and supported the Buoyant Buddies breast cancer survivor dragon boat team financially for the
past seven years. He has been a volunteer caddy at the Wine Women and Woods Tee-Off for the Cure for eight years,
with his efforts helping to raise more than $50,000 for the Canadian Breast Cancer Foundation. The Vernon Paddling Club has also benefitted from Don’s generous volunteer efforts for 12 years.
This is the fourth year OMREB’s North Zone has recognized the exemplary efforts of its members at its annual
REALTORS® Care Awards. Don was named the 2011 recipient of this prestigious award during a presentation at the
Zone’s holiday luncheon on December 2nd.

IN MEMORIUM: Remembering Bill Anton
It is with heavy hearts that we share the news of the sudden passing of OMREB member and Vernon REALTOR® Bill Anton of Century 21 Executives Realty. Bill was a wonderful man and great Sales Representative®. He will be sadly missed by his wife Cynthia and family, and many colleagues and friends.
Bill had been a member of the Board since he became licensed in 2004 and with Century 21 Executives Realty in Vernon for the past six years.
Services are to be held Saturday, May 15th at 10:00 AM at the Pleasant Valley Funeral Home, 4303 Pleasant Valley Road, Vernon. In lieu of flowers, those wishing to honour Bill can make a donation to the charity of their choice. Please click here for Bill's obituary.

THE TRADITION LIVES ON - 39th Annual REALTORS® Food Drive!
Mark your calendars! Vernon and area REALTORS® will be going door-to-door collecting for their 32nd Annual Food Drive on Wednesday, December 2nd, 2009 starting at 5:00 p.m
Once again, residents of Vernon and Coldstream are being asked to donate non-perishable food items for the Salvation Army Food Bank. Their generous contributions will help meet the need for Christmas hampers and stock the shelves into the New Year.
In many neighbourhoods, grocery bags with notes asking for a food donation will be tied to door handles the day before so that residents can be prepared before the collection night. Should homes be missed on December 2nd, residents are asked to call any local real estate office and someone will be pleased to pick up their donation.
The REALTORS® will be assisted in their collection by a number of community minded individuals plus volunteers from Financial Services organizations and the North Okanagan Child Care Society.
The need is greater than ever so the Food Bank is counting on us. Most of you will have participated for many years but if you haven't, come on out and have some fun!
REALTORS® will also be out collecting in Enderby, Armstrong and Lumby for their community Food Banks on the same evening.
Your support is greatly needed. Let's all support this Quality of Life initiative!

Please be advised that the North Okanagan Zone Buffet Breakfast General Meeting and Executive Elections will take place on Friday, November 20th at the Vernon Golf & Country Club. (Update to Notice orginally posted on November 6th.)
The doors will open at 7:30 AM, the buffet starts at 8:00 AM and Nominations will be open until the start of the meeting at 8:30 AM. Deadline for Proxies is 8:00 AM. RSVP's for breakfast must be received by November 17th.

BACKGROUND REPORT - Vernon Development Cost Charges Update
Earlier in 2009, the City of Vernon commissioned Urban Systems Ltd. to undertake a review and update of its Development Cost Charges for transportation, sanitary sewer, and stormwater. An electronic copy of the Draft DCC Background Report for the City of Vernon DCC Review and Update has been provided as its findings will be of interest to OMREB members in the North Okanagan.
There will be Public Open House on the DCCs on Tuesday, November 10th from 4:00 pm to 7:30 pm at the Schubert Centre, if any OMREB members wish to attend. The City of Vernon and consultants from Urban Systems will be in attendance to discuss the DCC program and answer any questions.
